This stunning Victorian-house kitchen extension in Walthamstow was project managed, built and completed on time by East London Builder AE4 Build in just 16 weeks, alongside a concurrent loft conversion.
Project scope
The owners of this beautiful home in Kenilworth Avenue in Walthamstow wanted a rear extension and loft conversion, and were delighted with AE4Build team's work when it was completed just 16 weeks later within budget.
Ahmmad, our head of Projects and founder of AE4Build, project managed everything from supplying and installing the windows to liaising with Waltham Forest's Planning Team, Thames Water and Building Control,.
Under Ahmmad's expert direction, the AE4Build team did all the work, from building and roofing the new extension, to doing all the electrics, plumbing & plastering. The team finished off the project with smooth-as-silk plastering and all the painting.

How AE4 Build kept things on track and delivered its customer service promise
The project took just 20 weeks, with the AE4 Build team on-site every day to keep things moving along smoothly.
The team provided free construction management to ensure all the building materials arrived on time as they were needed.
AE4 Build also provided free project management which included repeated liaison with Building Control. We also managed to process of gaining approval from Thames Water for a new connection requiring a new manhole and access to the sewer.
What the client wanted & how we delivered
The homeowners wanted a contemporary yet functional revamp that would look fantastic and provide a more liveable space. The old kitchen was cramped, dark and dated, and the dining room was underused in a separate room. Both rooms were disconnected with little natural flow.
The family wanted more room and natural light, and to be able to cook and eat together instead of being split between two separate rooms.
The resulting extension almost doubled the footprint of the original kitchen/dining area with sunshine flooding the space through new skylights and Crittal doors opening onto the garden.
The decor is both minimalist and industrial with striking textural contrasts between the exposed brick wall, a new parquet floor and fitted-kitchen cabinetry in a soft gloss. Two different styles of pendant lights mark out the kitchen and dining zones: brushed brass lamp shades in one area and exposed filament bulbs in another, giving a warm vintage glow.
